55+ active adult living is for individuals age 55 and better who want a lifestyle centered on independence, convenience, and engagement. At Highlands at River Crossing, residents enjoy private residences, shared amenities, and a vibrant community without healthcare services or assisted living requirements. 

Unlike assisted living or senior care communities, Highlands at River Crossing does not provide medical care, meals, or daily assistance. Instead, it offers private rental apartments and amenities for independent adults who want freedom, privacy, and a maintenance-free lifestyle. 

The Highlands at River Crossing offers a range of thoughtfully designed floor plans, including:

  • One-bedroom apartments
  • Two-bedroom apartments

These floor plans provide open living areas, modern kitchens, and ample storage, with select homes offering attached garages.

All residences at Highlands at River Crossing are rental homes. Renting allows residents to avoid property taxes, major repairs, and long-term maintenance while enjoying flexibility and predictable monthly costs. 

Yes. Highlands at River Crossing Apartments 55+ is a pet-friendly 55+ community, welcoming both cats and dogs with reasonable guidelines. 

Pets are allowed with a maximum of two per home. Pets must generally be 50 pounds or less, and certain breeds and exotic animals are restricted. Pet deposits and monthly pet rent apply.

All apartments are unfurnished, allowing residents to personalize their homes with their own furniture and décor. 

Water/Sewer and trash removal are included in the rent. 

Monthly rent includes your apartment living, select utilities, cable TV, Wi-Fi, full size washers and dryers, on-site management, maintenance services, community amenities, lawn care, and snow removal. In addition, one heated underground parking space is included with each apartment. 

No hidden costs. All standard fees and responsibilities are clearly outlined in the lease agreement. Optional services, utilities, and pet fees are disclosed upfront. 

Yes. Residents sign a lease agreement, typically with a variety of lease terms available.

Yes. Highlands at River Crossing offers heated underground parking as well as outdoor parking options, providing convenience and protection from Wisconsin weather. 

Housekeeping is not included, allowing residents flexibility and control. Our Resource Center provides information for local housekeeping providers.  

Yes. Routine maintenance and repairs are handled by the on-site maintenance team, supporting a worry-free lifestyle.

Maintenance requests can be submitted through the resident portal, by phone, or in person at our Resident Services office. 

Yes. Lawn care, landscaping, and snow removal are professionally maintained, so residents can enjoy a polished, well-kept environment year-round. 

Yes. Residents may host guests in their homes and use community gathering spaces.

Lease terms and refund policies are outlined clearly in the lease agreement. The leasing team is happy to review details and explain any applicable notice requirements or fees prior to move-in. 

The application process includes submitting an application, application fee, and standard background and credit screening. Most applications are processed within a few business days, depending on screening results. 

Early lease termination terms are detailed in the lease agreement. Our Resident Services Team can walk prospective residents through options, notice requirements, and any applicable fees.  We also offer a First Year Guarantee where if your experience falls short, we’ll work together with you to make it right.  If you’re still unhappy with your experience during your initial lease term, we’ll release you from your contract with a 30-day written notice.

Highlands at River Crossing Apartments 55+ is a fully built and established community, with no ongoing construction phases. 

You may pay your rent by choosing from the following options:

  1. ACH (Automated Clearing House) Enrollment
    - Complete the ACH enrollment form.
    - Provide a voided check or a copy of a check from the account to be debited.
  2. Resident Portal Payments
    - Access the portal to manage recurring or individual monthly payments.
    - Instructions can be sent to you via email for your convenience.
  3. WIPs (Walk-In Payments)
    - Make rent payments at various participating locations near you.
    - Contact the Resident Services Office for a list of approved WIPs locations.

To RSVP for upcoming events:

  • Submit the RSVP form included in the monthly newsletter

  • Highlands Dollars are available in $25 booklets with $1 and $5 denominations.
  • They can be used at most community events, including casual dinners.
  • Purchase your booklet at the Resident Services Office.
